Plan to ease car park burden for developers

Developments in inner-city suburbs will have new car parking requirements under a Brisbane City Council proposal to make housing more affordable.

Public consultation is open until November 5 on changes to the Brisbane City Plan which will see developments in parts of suburbs like South Brisbane, Spring Hill and Bowen Hills added to a list where maximum car parking limits applied.

On its website, Council said the proposed amendment expanded the area where existing City Plan standards allowed lower numbers of on-site car parking spaces in new developments.

It said the amendment would apply to inner-city areas which have easy access to high-frequency public transport and active travel infrastructure.

The proposed changes create a new list of “city core” suburbs where maximum car parking rates may apply.

These are: Fortitude Valley, Spring Hill, Bowen Hills, Newstead, Teneriffe, Kangaroo Point, South Brisbane, West End, Highgate Hill, Woolloongabba and Milton.

There is also an expanded list of “city frame” suburbs where reduced minimum car parking rates for new developments may apply.

These are: Albion, Hamilton, Kangaroo Point, Bowen Hills, Teneriffe, New Farm, Herston, Milton, Auchenflower, Toowong, Teneriffe, Highgate Hill, West End, Dutton Park, East Brisbane and Woolloongabba.

Council said it was aware the provision of car parking spaces in new developments added to the cost of new housing and that car parking requirements differed across the city.

“To make new homes more affordable, Council is proposing to amend the Brisbane City Plan 2014 (City Plan) to reduce car parking requirements in some inner-city areas.”
