More than 450 homes will be built in the north Brisbane suburb of Banyo on a 6.4 hectare former Energy Queensland site which will include a mix of townhouses, aged care, and affordable housing.
The project is part of the Queensland Government’s Land Activation Program which unlocks under-utilised government land by partnering with the private sector.
AR Development Group will deliver a 207-townhouse development, alongside Rockpool Holdings which will present a new 180-bed residential aged care facility.
Mission Australia Housing will also deliver a 64-unit affordable housing development with one and two-bedroom homes.
Early works are expected to start soon on the site.
Economic Development Queensland received 157 expressions of interest from industry interested in developing the Banyo site.
Since the Program was launched in February 2026, more than 21 hectares of land has been released to market, with another 3,000ha of potential sites undergoing assessment.
Property Council of Australia Queensland Executive Director Jess Caire said the Banyo development would help unlock greater diversity on well-located land close to jobs, transport, and everyday amenities.
“Reaching this point in just four months from the program’s launch reflects the pace and partnership needed to make a meaningful difference to housing supply, affordability and choice for Queenslanders,” Ms Caire said.
