20 to 30-storey towers proposed in major suburban hubs

Buildings as high as 30 storeys are being planned around Brisbane suburban shopping precincts as part of the city’s “tall over sprawl” housing strategy.

The Brisbane City Council today unveiled plans for greater housing density near train stations, bus interchanges, shopping centres and local “high” streets.

The draft plan would allow building heights of up to 25 storeys in and around Indooroopilly Shopping Centre and up to 30 storeys in and to the north of Carindale Shopping Centre.

Current allowable heights are up to 20 storeys around Indooroopilly Centre and up to 10 storeys around Carindale Centre.

Ten storey towers are proposed for the residential area east of Carindale Street, towards Bulimba Creek.

In Nundah height limits are proposed to increase from 12 to 15 storeys in the major centre zone.

An increase to 10 storeys is also proposed in surrounding mixed use zones, up from the current 5-8 storey settings.

In a statement, Lord Mayor Adrian Schrinner said the move was aimed at tackling Brisbane’s housing shortage by creating more homes close to transport, shops and jobs.

This was seen as preferable to growth “sprawling further into Brisbane’s character and low-density suburbs”.

“Encouraging more housing supply is critical to stabilising the cost of new homes,” Cr Schrinner said.

“Focusing growth in these well-connected locations also helps ease pressure on Brisbane’s road network.”

The plans released today (see maps below) include three major suburban hubs:

Indooroopilly Shopping Centre: New homes within walking distance of the train station and major retail precinct, along parts of Moggill Road, Rylatt Street, Station Road, Coonan Street and Clarence Road.

Carindale Shopping Centre: Creating new housing opportunities around the bus interchange and shopping hub, within the boundaries of Old Cleveland Road, Creek Road, Winstanley Street, and Bulimba Creek Corridor.

Nundah Village: supporting more homes within the village centre and near the train station, within the boundaries of the rail line, Robinson Road, Ryans Road, Nundah Street, Eton Street, Sandgate Road and Donkin Street.

Building height transitions “along key boundaries and adjacent to the existing lower density residential areas” are also proposed as part of the changes to Carindale Centre.

Community consultation on the plans will open from Friday, April 24.

The proposal follows the announcement of a Suburban Renewal Precincts program transforming underused land in Wynnum, Sandgate, Mt Gravatt, Upper Mt Gravatt, Chermside and Stones Corner.

Cr Schrinner said Brisbane was growing and more homes were needed in the right areas.

“Not only do we need more homes, we need them in the right places and building them close to trains, buses, shops and jobs makes sense,” he said.

“By choosing tall over sprawl, we’re protecting the character of our suburbs and Brisbane’s incredible bushland areas.

“Increasing supply in well-serviced locations is one of the most important steps we can take to help stabilise the cost of new homes.”
