The southern Gold Coast suburb of Bilinga is embracing its proximity to the airport, offering convenience on one side and beachfront living on the other.
Recent Core Logic data shows the median sale price of units in the suburb, nestled between Tugun and Coolangatta, has doubled since COVID, rising from $707,500 in 2021 to $1,500,000 this year.
Gold Coast real estate agent Troy Dowker, from Kollosche, said Bilinga had come of age over the past five years.
Mr Dowker said infrastructure in the area had improved, while still preserving a relaxed lifestyle, which set it apart from busier suburbs, such as Burleigh.
He said the area was unaffected by Cyclone Alfred, with the wide open, expansive beaches still pristine, creating a bay-like effect through to Coolangatta.
“There are many times when you walk on the beach you will be the only one there.”
Mr Dowker said the increasing fly-in-fly-out workforce was seeing the value of having a beachside home close to the airport.
“It’s two minutes door to door, from the airport to your beachside home.”
He said that allure of beachside living continued to grow, with demand rising.
“They are not making any more beachfront, but the population is still surging, especially on the Gold Coast.”
Mr Dowker said the top end of the market was exceptionally strong in the area, with Sydney and Melbourne buyers, again attracted by the ability to fly into Gold Coast airport and be at the “second home” in minutes without battling traffic, competing with South-East Queensland buyers.
He said penthouses were attracting interest with a variety of configurations tailored to specific markets and unique two-level penthouses an option in the area.
“If you have a family and want a private pool, two-level penthouses are available.”
Mr Dowker said he expects demand to increase in the lead up to the 2032 Olympic and Paralympic Games.
“The buzz Is yet to hit as we are still seven years out, but it will happen.
“Those with a medium to long-term investment outlook should definitely take the Olympics into account.”
