New plans to fully restore the state-heritage-listed Broadway Hotel in Woolloongabba, alongside a 24-storey residential development, have been submitted to Brisbane City Council.
Broadway Projects proposes to transform the site on the corner of Balaclava St and Logan Rd, which features the historic Victorian-style hotel, built in the late 1890s, but is structurally unsound after fires in 2010 and 2018.
The redevelopment proposes a full conservation program including reinstatement of original windows, tuck-pointed brickwork, interior joinery and staircases.
Plans suggest the hotel will again operate as a public bar, restaurant and function venue.
The associated residential tower will house 282 apartments, with a mix of one-bedroom (84), two-bedroom (170) and three-bedroom (28) units on offer.
The 24-storey tower features a level 7 communal space with pool and recreation deck, boasting spa, gym, games room, cinema and private dining rooms.
There will also be a rooftop terrace with wellness areas and outdoor dining.
Designers Red Door Architecture stated the new development juxtaposed the restored heritage building with a three-wing, sculptural residential tower that “breathes” via operable façades and landscaped terraces.
“The curving glass-and-concrete form introduces a distinctive profile to the Woolloongabba skyline while maintaining visual separation from the historic hotel.”
