Gold Coast waterfront to be sold for “world-class” precinct

Prime Gold Coast waterfront land is to be sold by the Queensland Government in a bid to create a “thriving tourism and mixed-use precinct.”

The 3.5ha parcel on the Spit includes a 675m water frontage to the Gold Coast Broadwater, a 180m frontage to Seaworld Drive, and a substantial 5.18ha seabed lease of the Broadwater that would be suitable for a marina.

Located just south of Sea World – known as Village Centre North – it is the final vacant parcel of land under The Spit Master Plan.

A State Government statement said the land would give investors the opportunity to “deliver a landmark destination showcasing the best of Queensland’s lifestyle and tourism potential.”

A global campaign has been launched to attract investors to “deliver a world-class, mixed-use waterfront precinct to drive economic growth, private investment, and new jobs,” the statement said.

Expressions of interest are being sought for a mixed-use precinct incorporating short-stay accommodation, retail and dining, commercial marina operations, and public spaces.

Deputy Premier Jarrod Bleijie said the government expected the project to create more than $1 billion in investment and job-creation.

“Village Centre North is the next step in activating The Spit,” Mr Bleijie said.

“It will boost tourism, create new jobs, support local businesses, drive new economic opportunities, and bring renewed energy to an area deeply valued by locals and visitors.”

Urban Development Industry Association CEO Kirsty Chessher-Brown said Village Centre North would deliver economic and lifestyle benefits for decades to come.

“The Centre offers an opportunity to deliver the improvements the Gold Coast community has been calling for, including enhanced access and connectivity,” Ms Chessher-Brown said.

Investors will be asked for proposals that deliver a range of community and tourism-focused infrastructure including:

  • A scenic Broadwater pathway offering pedestrian and cycle connections along the water’s edge.
  • A landscaped arbour linking The Broadwater to Seaworld Drive.
  • A modern marina with facilities for commercial activities and the potential for a ferry stop, enabling alternative transport access to the Village Centre.
  • Short-term accommodation options tailored to meet the needs of diverse markets, supporting the region’s growing tourism industry.
  • Vibrant retail spaces and food and beverage outlets that energise the boardwalk, landscaped arbour, and precinct roads.
  • Public spaces and facilities, featuring landscaped areas and enhanced pedestrian and cycling networks to maximise community enjoyment and connectivity.
