The Queensland Government has announced more details of the five developments in Brisbane’s Northshore Hamilton that will create more than 2200 homes.
The developments will span 6.1 hectares with a mix of one, two, three and four-bedroom homes and a new hotel.
The projects will be delivered by GRAYA, Joe Adsett Developments, Greyburn, Lancini, and Red & Co.
Economic Development Queensland chose the five projects from 18 proposals submitted over eight weeks.
As well as housing, the work will include 21,600m2 of new retail and commercial space and open community space on previously fenced off industrial land.
Deputy Premier Jarrod Bleijie said the Hamilton developments were being supported by $154 million in new roads, sewer and water infrastructure.
He described the project as the Brisbane’s riverfront’s “biggest transformation in decades”.
The five developments are:
GRAYA – A mixed-use development comprising approximately 435 homes, a 50-bed hotel and retail and commercial spaces.
Joe Adsett Developments – Around 430 homes through a staged two-tower development, near retail space and commercial tenancies.
Lancini – A new community heart for Northshore Hamilton, with a 15,000-square-metre shopping and commercial hub featuring a full-line supermarket, alongside potential medical, childcare, education, business and community facilities, as part of a mixed-use development also comprising approximately 484 homes.
Red & Co – Around 440 homes through a staged two-tower development, alongside specialty retail and commercial spaces.
Greyburn – A staged residential development comprising approximately 402 homes across four medium-rise buildings, together with ground-floor retail.
Construction of the first homes is expected to start in 2028 and the first residents are expected to move in from 2031.
Mr Bleijie said the development announcement was the beginning of a major “river-lution” for Northshore Hamilton.
“Queensland is open for business and through partnership with some of the industry’s finest and brightest, we’re unlocking land, building the homes Queenslanders need and delivering major urban renewal ahead of 2032 and beyond,” he said.
GRAYA CEO and Co-Founder Rob Gray said securing the site reflected the company’s confidence in Brisbane’s future.
“Our ambition is to deliver a subtropical, architecturally led precinct on the river, designed for the Queensland climate and built to contribute to Northshore for decades to come,” Mr Gray said.
