The site of the old Toombul shopping centre is set to include a hotel, four residential towers, plus retail, restaurants, services and green space with a total footprint of nearly four times the size of the field at Suncorp Stadium.

Toombul property developer Irvine has sent a letter to nearby residents outlining some of their plans which includes towers of up to 22 storeys and a focus on flood-resistant infrastructure.

Irvine has not released official plans, but Harcourts Nundah real estate agent Tim Hunt posted on his Facebook page that the 10ha site would be developed in four stages.

“Stage One will focus on convenience, with around 15,000 square metres on the northern side of the complex, and this will be for shops, retail, and services,” Mr Hunt said.

“Stage Two shifts towards leisure,  with more retail shops and restaurants, bringing the total retail footprint anywhere between 30 and 40,000 square metres.

“There’s also going to be a dedicated green space, incorporating the bikeway and the (Kedron) Brook itself.

“Stage Three brings in the residential component. Four proposed towers on the Eastern side of the site. Current zoning allows for 12 stories. This might be 22.

“Stage Four introduces a short stay accommodation or hotel on the south-west side of the site.”

Mr Hunt said the development approval application was due to be lodged “any day now,” and the hope was that construction would start in the next 12 months or so, with completion up to three years after that.
