Land in the Brisbane suburb of Hamilton, previously intended as the site for the Olympics athlete’s village, is being made available for housing and commercial development.
The Queensland Government announced this week that 3000 homes would be built on the land, as well as “mixed use” options like restaurants, bars and retail.
Brisbane City Council also announced yesterday that an area of Sandgate would be revitalised as part of the Suburban Renewal Precinct project.
This followed plans being unveiled last week to do the same in areas of Chermside and Upper Mount Gravatt.
Deputy Premier Jarrod Bleijie said five parcels of land on the Hamilton site were being released to the market this week.
The six hectare riverfront site was originally planned to be the site of the Brisbane Athletes Village, which will now be housed at the RNA site in Fortitude Valley.
Mr Bleijie said the State Government would invest more than $100 million into critical infrastructure, including new roads and key services, to kickstart the new Hamilton precinct.
He said the area was part of the Northshore Hamilton Priority Development Area (PDA), which would bring forward 10 years’ worth of critical housing supply.
Member for Clayfield Tim Nicholls said the development would revitalise the area.
“Transforming Northshore Hamilton will deliver more homes, more infrastructure, more investment and more jobs in the area,” Mr Nicholls said.

This announcement came as Lord Mayor Adrian Schrinner revealed a suburban renewal project at Sandgate, which is currently one of Brisbane’s slowest-growing suburbs.
Cr Schrinner said the renewal plan, covering parts of Brighton Road and Rainbow Street (see map below), would bring hundreds of new homes to the area.
Brisbane grew by an average of 1.7 percent per year between 2019 and 2024 but the Deagon Ward’s growth was less than half that at 0.8 per cent.
The Suburban Renewal Precincts program is designed to transform under-utilised land into “well-planned, mixed-use centres”. It is focused on well-located areas that can deliver new homes and local jobs faster.
The Deagon Ward is serviced by eight train stations, including Sandgate Train Station which is adjacent to the proposed precinct.
The Sandgate plan will be open for community consultation and draft plans will be released for further public feedback before finalisation. Final plans are also subject to State Government review.
“Brisbane is one of Australia’s fastest growing capital cities and we need to plan for that growth sensibly,” Cr Schrinner said.
“Ninety-six per cent of new homes are delivered by the private sector and we’re doing what we can to make it easier for home builders to start building.
“Sandgate already has a train station, thriving local businesses and a renowned foreshore, which makes it a smart location for sensible suburban renewal.”
